CONTRACT TERMS

PAYMENT

  • 1st installment of 25% of the rent is charged at the conclusion of the agreement
    • The order is binding
    • Once payment is received, a rental certificate will be sent
  • 2nd installment & deposit payable no later than 70 date before the start of the rental period
  • If booked later than 70 days before the start of the rental period, the full amount is due for payment
  • If the full rental amount is not paid on time, Sct. Knudsborg cancel the Rental Agreement without notice and the tenant will lose the paid rent amount, just as the tenant remains liable for payment of the remaining rent.

DEPOSIT

  • Knudsborg is entitled to charge a deposit, which is charged together with the 2nd installment payment. The deposit, which serves as security for the tenant’s obligations, is returned no later than 2 weeks after departure, once a satisfactory inspection of the holiday home has been carried out. Consumption of electricity etc. can be deducted from the deposit. Should the deposit not cover the balance due, Sct. Knudsborg reserves the right to charge the amounts due to any payment cards provided.

CANCELLATION/CHANGE

  • In case of cancellation of the rental agreement within 70 days before the start of the rental period, 25% of the gross rent is payable, however, min. DKK 500. In the event of later cancellation or no-show, the full rental amount is payable at 100%.
  • The rental agreement entered into is not subject to the rules on the right of withdrawal.
  • Changes to the rental are only possible within the same season and within 70 days before the start of the rental period, and a fee of DKK 500 will be charged. After that, changing the rental certificate is no longer possible.
  • Additional services can be booked up to 3 days before arrival.
  • In case of cancellation or change of the rental, any fees will be refunded to the credit card or account number provided in the booking process

FOB USE – ELECTRICITY, WATER & HEAT

  • 12A – Sct. Knudsborg
    • All prices exclude electricity, heating, water & extra furniture etc.
    • These services are charged separately. Sct. Knudsborg reserves the right to change prices due to changes in consumer prices.
  • 12C, D & E – Apartments – These include electricity, water and heating
  • 12H & 12J – Holiday Homes – These are Including Electricity, Water and Heating

PRICE INCREASE DUE TO CHANGE IN EXCHANGE RATES:

  • If, after the conclusion of the rental agreement, there are changes in the exchange rates between the currency in which the holiday home is paid for and the currency in which the holiday home is settled to Sct. Knudsborg, the rent may be increased proportionately by the same percentage by which the currency used has changed in relation to the exchange rate at the time of the conclusion of the rental agreement.
  • Knudsborg must inform the tenant as soon as possible and is obliged to provide documentation for the changes in the exchange rate upon request. Only if the increase exceeds 10% of the original rent, the tenant has the right to cancel the lease.

ONLINE BOOKING

  • For rental agreements concluded via the website, proof of rental is sent to the email address provided by the renter in the booking process.
  • If the tenant does not have an e-mail address, please contact Sct. Knudsborg, which in these cases sends the rental certificate by post.

RENTAL VOUCHERS

  • The rental certificate confirms the rental agreement between the tenant and Sct. Knudsborg of the vacation home.
  • The rental agreement includes the holiday home and its specifications.

TENANT, PARTICIPANTS & USAGE

  • 12A – Sct. Knudsborg
    • The rental may not be occupied or used by more than 58 sleeping guests – the stay of additional persons must be agreed in writing between the tenant & Sct. Knudborg.
    • Pets are not allowed, but a special agreement can be made with Sct. Knudsborg if there are special circumstances.
  • 12C, D, E, H & J – Apartments and Holiday homes
    • The place may not be occupied or used by more than 4 sleeping guests – the stay of additional persons must be a written agreement between the tenant & Sct. Knudborg.
    • Common to all leases
      • Pets are not allowed, but a special agreement can be made with Sct. Knudsborg if there are special circumstances.
      • If the holiday home is used in violation of Sct. Knudsborg guidelines, applicable law or public order in general, Sct. Knudsborg has the right to access the holiday home, and if the tenant does not immediately put the conditions in order, the tenant may be evicted without notice and the agreement terminated without the tenant being entitled to a refund of rent.
      • Agreements to hold gatherings with more participants than stated on the website must be made with Sct. Knudsborg.

    CLEANING

    • 12A – Sct. Knudsborg
      • Cleaning is always included in the price.
    • 12C, D, E, H & J – Apartments and Holiday homes
      • Cleaning is not included in the price unless otherwise agreed
    • Common to all leases
      • The tenant is obliged to keep the rented property clean and the rented property must be left in a tidy condition. Any missing cleanup will be done at the tenant’s expense. The tenant is not allowed to transfer any cleanup to a third party.

    RESPONSIBILITY

    • The tenant is responsible for everything that is present in the rented premises during the rental period. Should damage occur, the tenant is obliged to immediately notify Sct. Knudsborg about this. Damages not reported before departure will be repaired at the renter’s expense. Damage that occurs during the rental period will be repaired as soon as possible and must be replaced by the tenant before departure. There are not from Sct. Knudsborgs side has taken out insurance that covers the tenant’s person or belongings during the rental period.
    • Special attention is drawn to the fact that if the smoking ban is not observed in all properties under Sct. Knudsborg is charged 3000 DKK per 50 sqm – in addition, Sct. Knudsborg reserves the right to charge compensation for lost rent if subsequent tenants have to move due to smoking in the property.

    COMPLAINTS

    • In the unlikely event of any complaints in connection with the rented item, this must be reported in writing to Sct. Knudsborg within 48 hours of moving in. In the event of complaints in connection with cleaning, Sct. Knudsborg immediately after moving in. Otherwise, the tenant is liable for any defects.

    FORCE MAJEURE AND/OR EXTRAORDINARY EVENTS OR CIRCUMSTANCES

    • If Sct. Knudsborg is prevented from fulfilling the lease agreement, Sct. Knudsborg cancel the rental agreement without notice, due to force majeure and/or extraordinary circumstances, including but not limited to strikes, epidemics, pandemics, war, natural and pollution disasters, flooding or other unusual weather conditions, border closures or other restrictions that make it impossible to carry out the rental, regardless of whether this could be foreseen at the conclusion of the rental agreement, Sct. Knudsborg is entitled to cancel the lease agreement, as Sct. Knudsborg cannot be held liable. Sct. In such cases, Knudsborg is entitled to retain the rental amounts already paid by the tenant to cover all costs incurred, including sales and booking costs associated with the conclusion and termination of the lease.

    COMMUNICATION & MARKETING

    • The tenant’s contact details are confidential and will not be disclosed to third parties. Sct. Knudsborg may use your contact information for marketing and relevant offers and services via email.
    • The tenant is always welcome to opt-out of receiving this information from Sct. Knudsborg by writing to: info@sctknudsborg.dk

    YOUTH GROUPS

    • Minimum age limit of 25 years for groups of 3 people and up. Of course, this doesn’t apply to young people vacationing with their parents. Check-ups may occur.

    PRINTING ERRORS

    • Knudsborg reserves the right to make image, price, data and printing errors.

    ARMORING

    • The place of jurisdiction is the jurisdiction where the holiday home is located and Danish law is the agreed choice of law between the parties.

    PERSONAL DATA PROCESSING

    • In order to accommodate the desire to rent the premises and with a view to Sct. Knudsborg can fulfill the lease agreement (EU General Data Protection Regulation art. 6 (1) (b)), Sct. Knudsborg needs the tenant’s identification and contact information, i.e. name, address, phone number and email address. The information is used, among other things, to send the tenant confirmation and a rental receipt (invoice).
    • In addition, Sct. Knudsborg needs the tenant’s account information for the tenant. Settlement of the deposit after the rental period.
